About Us

A quieter way to invest in property

Harborview Realty Partners is an independent real estate investment consultancy based in Charleston, South Carolina. We work with individuals, families, and small partnerships who want their capital in property they understand — and who would rather hold a few well-chosen assets for decades than trade many for seasons.

The practice is led by Sarah Nakamura, our principal consultant, who built her career studying how Lowcountry neighborhoods change over long horizons: which streets hold their character, which submarkets absorb new supply gracefully, and where careful ownership is rewarded. Sarah reviews every engagement personally, and clients work with her directly from the first meeting onward.

We do not sell property, list property, or earn commissions on transactions. Our only role is to advise — which means our counsel can be plain, unhurried, and entirely on your side of the table.

Our Expertise

Advisory services

Six disciplines, practiced with the same intent: to help you own the right property, on the right terms, for a long time.

01

Investment Property Analysis

We evaluate individual properties the way an owner should: income, expenses, condition, tenancy, and the quality of the street it sits on. You receive a clear written assessment of what the asset is likely to do for you over ten years, not ten months.

02

Market Research & Due Diligence

Before you commit, we examine the submarket, the zoning, the flood maps, the title history, and the questions a seller hopes you will not ask. Our diligence reports are written to be read, understood, and acted on.

03

Portfolio Strategy & Planning

A collection of properties becomes a portfolio when it has a purpose. We help you articulate that purpose — income, appreciation, legacy — and shape acquisitions, dispositions, and financing around it.

04

1031 Exchange Guidance

Exchanging one property for another under Section 1031 rewards preparation and punishes haste. We help you plan timelines, weigh replacement candidates, and coordinate with your attorney and qualified intermediary so deadlines never make your decisions for you.

05

Rental Yield Optimization

Yield improves through many small, deliberate choices: rent positioning, lease terms, expense discipline, and improvements that tenants actually value. We review your operations line by line and recommend only the changes that pay for themselves.

06

Historic Property Advisory

Charleston's historic buildings carry obligations along with their charm — review boards, preservation easements, and construction realities that surprise the unprepared. We help you understand what stewardship of an old building truly costs, and what it returns.

Our Approach

How we think about your capital

I. Research

Every recommendation begins with evidence: submarket rents, absorption, permits, flood exposure, and the slow demographic currents that move Lowcountry property over decades. We form a view before we form an opinion.

II. Underwriting

We model each asset conservatively, on assumptions we would defend in person. If a property only works in the best case, it does not work. Our underwriting exists to protect you from optimism — ours included.

III. Stewardship

Ownership is the long middle of the story. We stay engaged after the closing — reviewing performance, revisiting strategy as markets shift, and helping you decide, calmly, when to improve, refinance, hold, or let go.
